When the opportunity presented to acquire 105-113 Point Nepean Road, Dromana, we proceeded without hesitation. It is a property, a neighbourhood, and a region, that many in our team are familiar with and treasure. 

Our vision is to transform the property into a sustainable, high-quality, and affordable collection of homes that gives a celebratory nod to the origins of the mid-1960s kit-house design typology that is prevalent in the Mornington Peninsula. 

Designed by award-winning architect, Cera Stribley Architects, with landscape design by leading landscape architect, Tract, our homes are designed to respond to the landscape and provide a high level of amenity while integrating with the lifestyle and character of Dromana we all know and love.

About the Proposal

An application has been lodged for the construction of 69 townhouses. We have worked around the clock with Council Officers and our consultant team to prepare and refine the application and ensure it integrates with and complements the neighbourhood. 

Our homes will be:

Limited to two storeys in height and set back from boundaries in accordance with relevant planning requirements, 

Surrounded by high-quality private and communal gardens and landscape areas,

Provided with two car spaces each and complemented by on-site visitor spaces, and

Finished in an architectural language and material palette that is reflective of its coastal environment


The Planning Application Process
 
The application was lodged on 17 February 2023 and has undergone a review by Council officers. We have worked closely with Council to address concerns to reach this point, and have now completed the public notification process which has offered a chance to hear from the community as well. 
 
The full suite of information was provided to Council and made available for the community to view and make a submission for two (2) weeks, until 16 June 2023, in line with the requirements of the planning application process. 
 
Before the public notification period, we reached out by letter to neighbours to let them know about the proposal and the planning application process. Adjoining neighbours will have also received a letter from Council during the public notification period notifying them of the proposal and how to make a formal submission. A sign was also displayed on the site with information for the wider community about how and where to review the application material and make a submission – giving people an opportunity to see the design and understand what we are seeking to create. 
 
The public notification period has formally ended, and we have now had a chance to hear the feedback provided – we will continue to work through any concerns with Council and the community. While we take these submissions seriously, we are also pleased to see that there is support within the community and are grateful for the positive feedback, too.
 
We recognise there has been interest and discussion about the proposal and are committed to keeping the community up to date.  We remain aware of the change that this project represents to such a special part of the Dromana foreshore. Through the ongoing consultation process, we will continue to work with Council and the community to find ways to retain some of the elements that make this place so special and reflect this in our design. 

Since the beginning of the process, we have worked closely with the operators of the Kangerong Holiday Park to make sure that we can make the transition as smooth as possible, and to be transparent throughout the process. We continue to be acutely aware of the responsibility and opportunity that is presented to us to deliver a development outcome that is not only exceptional, but more importantly respectful to the function, feel, and character of Dromana.
